Drug Investigation Branch detectives found two glasshouses "full of plants" at the Stanton Rd property, Virginia about 3.30pm.
Detective Superintendent Paul Dickson said the major drug bust was the result of a tip-off.
"You can smell this stuff a mile away," he said.
"This report led to a significant seizure and we advise people to report suspicious behaviour to police."
A 24-year-old Virginia man was arrested and charged with cultivation of cannabis and will appear in Elizabeth Magistrates Court tomorrow.
Detective Superintendent Dickson said investigations into the cannabis operations could lead to further arrests.
It is the second significant seizure as part of Police Operation County targeting outdoor cannabis production.
In February more than 400 cannabis plants were found at a property in Meningie.
